LEAD Development Unveils RIMAS Villas at Jubail Island

LEAD Development, the Abu Dhabi-based developer behind Jubail Island, has unveiled RIMAS, a new luxury residential community on Jubail Island. The development was introduced at LIVEX 2026, which opened today.

RIMAS is positioned between mangrove preserves, calm waterways and the open sea. The community is designed around the relationship between nature, architecture and daily living. It offers residents access to waterfront paths, open green spaces and outdoor amenities.

Waterfront Living and Outdoor Amenities

Located within the Jubail Island Community, RIMAS features an elevated promenade along the shoreline. The community will also include a resort-style pool, beachfront gym and wellbeing centre.

Outdoor facilities include a community beach, kayak station and sports courts. Residents will also have access to walking, running and cycling routes. A Mangrove Trail at the centre of RIMAS will connect the community with the wider Jubail Island Mangrove Park and Abu Dhabi Royal Equestrian Arts.

167 Villas Planned at RIMAS

RIMAS will comprise a limited collection of 167 villas. The development will include 76 four-bedroom villas, 76 five-bedroom villas and 15 six-bedroom villas. Plot sizes will range from approximately 850 to 1,716 square metres.

The development covers approximately 542,351 square metres. It is located between Yas Island and Saadiyat Island, around 20 minutes from Zayed International Airport and Downtown Abu Dhabi.

The villas are designed to follow the natural contours of the site. Each home will feature generous indoor and outdoor living areas, with views over the mangroves and waterfront.

Nature-Inspired Design

RIMAS uses a restrained architectural style, with subtle variations across the neighbourhood. Two exterior palettes, Breeze and Ember, take inspiration from the natural tones of the island. Sienna and Ash provide warmer and quieter interior expressions.

Jubail Island Community Continues to Expand

RIMAS comes as Jubail Island moves into a more established phase. More than 1,000 homes have already been handed over across its six villages. Community centres and amenities are open in Nad Al Dhabi, Seef Al Jubail and Jubail Terraces.

Education facilities are also expanding, with Redwood Center of Excellence Nursery & Kindergarten now open and Gordonstoun School set to follow. Marsa Al Jubail includes a marina and yacht club, while Abu Dhabi Royal Equestrian Arts offers equestrian, cultural and dining experiences.

Souk Al Jubail adds dining, beauty and wellness outlets to the island. Together, these facilities add to the range of residential, social, leisure and community experiences available across Jubail Island.
