The Maharashtra Real Estate Regulatory Authority (MahaRERA) has approved 435 housing projects valued at ₹23,719 crore ahead of the festive season.
The projects comprise 32,981 apartments across Maharashtra, with registrations issued across several regions of the state.
Alongside the new approvals, MahaRERA granted extensions to 210 projects and approved corrections to 609 existing projects in line with revised plans submitted by developers.
The regulator requires developers to obtain approval before making amendments, alterations or additions to an already approved housing project under its corrections category.
The approvals cover different parts of Maharashtra, including the Mumbai Metropolitan Region (MMR), Pune region, Vidarbha, Khandesh and Marathwada. The registrations came around the Dussehra period, ahead of the festive season.
The Pune region recorded 140 new project registrations. Beyond Pune, the wider region included 13 projects in Satara, eight in Kolhapur, and three each in Sangli and Solapur.
The Mumbai Metropolitan Region recorded 201 project registrations. These comprised 63 projects in Mumbai City and its suburbs, 70 in Thane, 36 in Raigad, 25 in Palghar, five in Ratnagiri and two in Sindhudurg.
Vidarbha accounted for 32 projects, including 27 in Nagpur, four in Amravati and one in Akola.
Khandesh recorded 24 projects, of which 23 were in Nashik and one in Ahilya Nagar. Marathwada accounted for eight projects: seven in Sambhaji Nagar and one in Nanded. Two projects in Dadra and Nagar Haveli and one in Daman were also approved.
Developers registering a housing project with MahaRERA must declare its proposed completion date. If a project faces delays, the developer must apply to the regulator for an extension.
Failure to obtain an extension results in the project being classified as lapsed, which can adversely affect its progress.
The extension process therefore remains important for projects that cannot meet their declared completion timelines.
Separately, developers seeking to change approved plans must secure the regulator's approval under the corrections category.

Between April and September 2026, MahaRERA approved applications for 6,486 housing projects and issued registration numbers to 2,056 projects.
Including approvals recorded in October, the total number of approved applications reached 7,740.
Of these, 2,491 were newly registered projects, 2,053 received extensions and 2,377 were approved for corrections.
These figures cover a broader period and category of applications than the 435 projects announced ahead of the festive season.
Kamlesh Thakur, president of NAREDCO Maharashtra, described the approvals as a boost for the state's real estate sector.
