Manoj Bajpayee buys 4.45-acre agricultural land near Lonavala for ₹1.37 crore

Bollywood actor Manoj Bajpayee has purchased agricultural land in Mulshi taluka. The land totals 1.80 hectares, or approximately 4.45 acres. It is near Lonavala, a hill station about a two-hour drive from Pune.

The purchase price was Rs 1.37 crore, according to property registration documents accessed by CRE Matrix. The deal adds another entry to the actor's growing list of real estate transactions outside Mumbai.

Deal details: Tailbail village, Mulshi taluka

The land is located in Tailbail village, Mulshi taluka, in Pune district. It was purchased on August 25, 2026.

A stamp duty of Rs 6.86 lakh and a registration fee of Rs 30,000 were paid.

Documents show the property was purchased from Vimalchand Khimraj Jain. The consideration value was Rs 1,37,31,000.

Manoj Bajpayee and the seller could not be reached for comment.

The purchase is registered as agricultural land, a category of property that has become increasingly popular among buyers looking for a retreat within driving distance of Mumbai and Pune.

Bajpayee's earlier Mumbai commercial investments

Manoj Bajpayee is one of Hindi cinema's most acclaimed actors. His career spans more than three decades.

He is known for films such as Satya, Gangs of Wasseypur, Aligarh and Bhonsle. He has also built a strong following through streaming platforms, particularly for his role in The Family Man.

The latest land purchase in Mulshi adds to his growing real estate portfolio.

In 2023, the actor invested Rs 32 crore in four office units in Oshiwara, Mumbai. This placed him alongside other Bollywood celebrities, including Amitabh Bachchan, Kajol and Ajay Devgn, who have also invested in commercial properties.

The four office units were registered on October 4, 2023. They are located in a building named Signature Building, off Veera Desai Road in Oshiwara.

Bajpayee paid a stamp duty of Rs 1.86 crore for the four units. Taken together, his Oshiwara office investment and this latest Mulshi land purchase show a spread across both commercial and agricultural real estate categories.

Why Mulshi attracts second-home buyers

The Mulshi region is known for its natural surroundings. It is also close to the Mulshi dam.

The area has traditionally attracted buyers seeking agricultural land and weekend homes.

Over the years, the broader area has seen growing interest from investors and end-users. Many are seeking low-density properties.

This is particularly true as demand for second homes and lifestyle-focused real estate has expanded.

Its relative proximity to both Pune and Mumbai, combined with its scenic setting, has made it a consistent draw for buyers looking to invest outside the city.
