Estrea Park Hadzhi Dimitar in Sofia, Bulgaria, a fully let retail park developed by Mitiska REIM, Park Lane Developments and the EBRD.

Mitiska REIM has opened its first retail park in Bulgaria through a partnership with Park Lane Developments and the European Bank for Reconstruction and Development (EBRD).

Developed on behalf of the MEREP 3 fund, the project marks the launch of the Estrea Park brand in the Bulgarian market.

Located in Sofia's Hadzhi Dimitar district, the retail park has 22 retail units with a gross leasable area of 14,000 square metres and parking for 300 cars.

The development is fully let and is designed to achieve an “Excellent” BREEAM certification.

Estrea Park Opens in Sofia

The new retail park is located close to residential neighbourhoods and next to an existing Kaufland supermarket. Its location is intended to provide convenient access to shopping and everyday services for residents in the surrounding area.

The development is the first project delivered under the Estrea Park brand in Bulgaria. Mitiska REIM and Park Lane Developments established their joint venture to develop modern retail parks across the country, with this project serving as the first completed site.

Retailers and Food Outlets Fill the Site

Lidl anchors the retail park, which also hosts national and international brands including Pepco, TEDi, Sinsay, ShockPrice, Intersport, DM Drogerie Markt, Zora and Komsed.

The first floor features a food court with McDonald's, Burger King, KFC and Pizza Lab.

The mix of supermarkets, fashion retailers, household goods and dining options is designed to serve shoppers looking for several everyday services in one location.

Partnership Supports Retail Expansion

The project was developed by Mitiska REIM in partnership with Park Lane Developments, part of AG Capital, and the EBRD. The collaboration brings together investment, local development expertise and institutional financing to establish the Estrea Park platform in Bulgaria.

When the joint venture was announced in 2024, the partners planned to develop at least five retail parks over five years.

Later announcements described a broader ambition to build a network of at least 10 parks, indicating plans to expand the brand beyond its first location.

Sustainability and Convenience in Focus

Estrea Park is designed to achieve an “Excellent” BREEAM rating, reflecting the project's sustainability objectives.

The development also provides parking for 300 cars, supporting access for shoppers arriving from nearby neighbourhoods and other parts of Sofia.

The opening adds a new retail destination to the Hadzhi Dimitar district and marks an initial step in the partners' plans for Bulgaria. The next phase of the Estrea Park strategy will depend on the development and delivery of additional retail park projects in the country.
