Senior care property investment in the Czech Republic as Česká spořitelna plans €450 million for new care facilities.

Czech bank Česká spořitelna is planning to invest up to CZK 11 billion, equivalent to approximately €450 million, in senior care properties across the Czech Republic.

The initiative aims to help create around 5,000 new care beds over the next five years, addressing the country's shortage of long-term care capacity.

The investment will be channelled through Dostupné bydlení České spořitelny, the bank's subsidiary originally established to invest in affordable rental housing.

The company is now expanding into senior care infrastructure, broadening its real estate investment activities beyond residential rental properties.

Initial Funding of CZK 2.5 Billion

The company has allocated an initial CZK 2.5 billion to support approximately 1,000 care beds.

According to Marek Blaha, CEO of Dostupné bydlení České spořitelny, the first three projects are expected to be presented within six months.

The initial projects are being selected in Prague and the Moravian-Silesian and Liberec regions.

The investment strategy may include purchasing existing properties as well as developing new facilities, depending on the projects selected.

Over five years, the company intends to mobilise up to CZK 11 billion to support its target of 5,000 care beds.

The initiative represents a substantial planned investment in the Czech Republic's senior living property market.

Czech Republic Faces a Shortage of Care Beds

The investment comes as the country faces a growing gap in long-term care provision.

Figures presented by Česká spořitelna indicate that the Czech Republic currently lacks more than 15,000 long-term care beds. The shortfall could rise to approximately 35,000 by 2035.

According to the figures cited in the report, an estimated CZK 70 billion in investment would be required to provide the additional infrastructure needed.

The planned investment by the bank's subsidiary is intended to contribute to expanding this capacity, although it would not cover the entire estimated funding requirement.

Investor and Care Provider Roles

Česká spořitelna intends to act primarily as an institutional investor in the properties, allowing specialist care providers to focus on operating the facilities.

The company also plans to cooperate with municipalities, construction companies and operators to support the development of senior care properties.

This approach separates property investment from the delivery of care services.

The bank's subsidiary would focus on the real estate side, while care providers would operate the facilities.

Quality Standards and Existing Housing Investments

The company also plans to develop an independent care quality certification system in cooperation with the Association of Social Services Providers of the Czech Republic.

The initiative is intended to establish a framework for assessing care quality at the facilities supported by the investment programme.

The expansion builds on the subsidiary's existing affordable housing activities.

According to Hospodářské noviny, the company has invested around CZK 4 billion in that segment, with approximately 700 apartments completed and fully occupied and another 300 units under construction.

The planned senior care investment therefore marks a further step in the company's real estate strategy, combining its existing affordable rental housing activities with investment in long-term care infrastructure.
