A real estate investment fund linked to Futureal is set to acquire Premier Outlet Budapest, a shopping centre located in Biatorbágy, west of Budapest, Hungary.
The proposed transaction was disclosed in a filing published by the Hungarian Competition Authority (GVH).
The acquisition involves Futureal Commercial 1. Ingatlanforgalmazó Zártkörű Befektetési Alap and the outlet centre business currently owned by GE FOC I Ingatlanhasznosító Kft.
The planned deal would expand Futureal's presence in Hungary's retail property market.
The GVH received the merger notification on 8 October 2026. On 13 October, the authority issued a certificate confirming that it had found no grounds to launch a competition investigation into the transaction.
The certificate relates to the authority's review of the merger notification.
The acquisition price has not been disclosed in the available report, so the final financial terms of the deal remain unknown.
Premier Outlet Budapest opened in 2004 in Biatorbágy, west of the Hungarian capital. The centre has approximately 23,000 square metres of gross leasable area (GLA) and around 100 stores.
Its retail offering includes more than 150 fashion, lifestyle and sports brands, giving the property a broad mix of retail categories. The centre is currently managed by ROS Retail Outlet Shopping, which is part of the Frey Group.

According to Hungarian news portal HVG, GE FOC I acquired the shopping centre in 2018. Its operations have been handled by ROS Ungarn Management and Robertson Property Management.
HVG reported that GE FOC I generated close to HUF 5 billion in revenue during 2025 and approximately HUF 1 billion in profit, largely from rental income.
The report also stated that DWS Grundbesitz, the current owner's parent company, valued the property at €92.5 million. This valuation is separate from the undisclosed price of the proposed acquisition.

The planned acquisition would strengthen Futureal's exposure to the commercial real estate sector.
The group has previously developed Etele Plaza in Budapest and has also been active in the Polish retail market.
Premier Outlet Budapest would add an established outlet centre, operating since 2004, to the group's retail property interests.
However, the reported transaction price and further details of the acquisition have not been disclosed.
