State-owned NBCC (India) Ltd has sold 111 residential units in Noida through an e-auction.
The flats generated a total sale value of approximately ₹416.53 crore.
The units are located at Aspire Silicon City in Noida, Uttar Pradesh.
The sale was disclosed by NBCC in a regulatory filing.
The 111 residential units were offered through a digital auction process.
The e-auction enabled buyers to participate in a transparent and competitive sale process.
The transaction represents another significant residential property sale by NBCC in the Noida region.
It also supports the company's broader efforts to monetise residential inventory linked to stalled housing projects.
NBCC will receive a marketing fee equivalent to 1% of the total sale value.
Based on the reported sale value, the fee would be approximately ₹4.17 crore.
The company's role includes project management and real estate activities connected with the redevelopment and completion of stalled projects.
The Noida sale is linked to NBCC's larger role in completing stalled Amrapali housing projects.
Following a Supreme Court directive, the Amrapali Stalled Projects Investments Reconstruction Establishment (ASPIRE) was created to oversee the completion process through NBCC.
NBCC was tasked with completing and handing over around 38,000 flats to affected homebuyers.
The objective is to revive stalled projects and help deliver homes that remained incomplete for years.
In addition to completing existing units, NBCC is developing more than 10,000 apartments across five ongoing Amrapali projects in Greater Noida.
The development became possible after the local authority approved construction on previously unused land parcels.
The additional projects are expected to contribute to the wider completion and redevelopment programme.
NBCC has previously used e-auctions to sell residential inventory from Amrapali-linked projects.
In November 2025, the company sold 609 residential units in Greater Noida for approximately ₹1,069.43 crore.
The units were part of projects including Aspire Leisure Valley and Aspire Centurian Park.
These transactions demonstrate the scale of NBCC's ongoing residential asset monetisation programme.

Large e-auctions provide a mechanism for NBCC to sell completed or available residential inventory.
The proceeds can support the financial requirements of ongoing projects.
For homebuyers, the completion of stalled developments remains the key objective of the wider programme.
Successful sales can also help improve liquidity within these projects.
The ₹416.53 crore transaction highlights continued activity in Noida's residential market.
Noida has emerged as a major housing and commercial market within the National Capital Region.
Infrastructure development, employment opportunities and connectivity continue to support housing demand.
Large-scale residential projects are therefore attracting interest from both homebuyers and investors.

The latest e-auction strengthens NBCC's role in resolving stalled residential projects in Noida and Greater Noida.
The sale of 111 units provides additional momentum to the company's property monetisation efforts.
With thousands of homes still part of the wider completion programme, further auctions and project developments could follow.
The ₹416.53 crore sale marks another important step in NBCC's efforts to revive stalled housing projects and support the delivery of homes to buyers.
