Noida is preparing for a new phase of vertical real estate development after the Noida Authority board approved the adoption of the Model Building Regulations, 2026.
Cleared by the Uttar Pradesh cabinet earlier this month, the regulations propose removing the maximum floor area ratio (FAR) cap for group housing projects on plots located along roads at least 45 metres wide.
The move could allow developers to build more floor space on eligible plots, subject to the applicable regulations and implementation decisions.
The existing maximum permissible FAR for group housing in Noida is 3.5. Under the proposed changes, the maximum FAR cap would be removed for qualifying group housing plots along roads measuring at least 45 metres wide.
Floor area ratio measures the total floor area of a building against the size of the plot. A higher permissible FAR allows a developer to construct more floor space on the same land parcel.
This could create scope for larger residential developments and more intensive land use in eligible locations.
If implemented, the regulations could change how developers assess land parcels for group housing projects.
Sites that meet the road-width requirement may offer greater development potential, depending on other applicable planning and building requirements.
Greater development capacity could influence project design, apartment supply and the economics of land development.
However, additional permissible floor space does not automatically translate into lower home prices or higher property values.
Actual outcomes will depend on construction costs, market demand, infrastructure capacity and the final implementation framework.
Noida Authority chief executive officer Krishna Karunesh said a committee would be constituted with officials from the Noida, Greater Noida and Yamuna authorities.
The committee will examine how the regulations should be implemented and identify matters requiring decisions at the board level.
The decision was taken during the authority's 224th board meeting, chaired by Deepak Kumar, Uttar Pradesh's infrastructure and industrial development commissioner and Noida Authority chairman.
Town planning expert Atul Gupta, president of the Noida chapter of the Uttar Pradesh Architectural Association, cautioned that increased density could put pressure on existing civic infrastructure.
He highlighted potential challenges involving traffic, waste generation and population growth. Infrastructure planning will therefore be an important consideration as the new rules are examined.
The board also approved the Uttar Pradesh Private Business Park Development Scheme, 2025, and decided to invite requests for proposals to select a master developer for a proposed AI City-cum-Business Park in Noida.
The planned development is intended to accommodate artificial intelligence facilities, global capability centres, information technology and IT-enabled services, research, startups and skill development.
The master developer will be selected through a competitive e-bidding process.
The board also gave in-principle approval to a land allotment scheme for institutional IT and IT-enabled services use in Sector 147.
The scheme will cover 68,000 square metres of land. These initiatives could add to demand for specialised commercial and institutional real estate, although the scale of future demand has not been established.

The authority approved a scheme for an integrated automobile complex on 12,596 square metres of commercial land in Sector 105.
The entire plot will be allotted to a single lessee through a single-bid process. The complex will have a permissible FAR of 4, a maximum building height of 20 metres and on-site parking, subject to applicable norms.
The board also approved the final report of Noida's City Logistics Plan and decided to forward it to the state government for approval.
The plan examines industrial and commercial activity, freight movement, traffic management and logistics infrastructure.
Its objectives include improving goods transportation, reducing logistics costs and easing congestion.
