
STRABAG Real Estate has launched sales at Brenner Residence. The project is planned for the Mlynské nivy district of Bratislava.
It sits adjacent to the STRABAG group's local headquarters. The project is currently in the site preparation phase.
Brenner Residence will comprise two towers. One will have 18 storeys, and the other 13. Together they will deliver a total of 193 apartments. Unit sizes will range from one-room to four-room layouts, up to 90 sqm.
Construction will be carried out by general contractor STRABAG Pozemné staviteľstvo. Sales are being handled in cooperation with estate agency GRAVITAS.
Michal Pristas is Managing Director of STRABAG Real Estate Slovakia. He said the launch of sales marks another important phase for Brenner Residence.
He noted the project draws on STRABAG Real Estate's experience across several European cities. He added that it also draws on the construction know-how of the wider STRABAG group.
He said this is a particularly good moment for clients. Buyers now have the widest choice of apartments across layouts, floors, and orientations.
Every apartment will include a balcony, loggia, or terrace. Parking will be offered mainly through rental agreements in an underground garage. This is designed to reduce the upfront cost for buyers.
Storage cellars will be available for both purchase and rent.
Residents will also have access to several shared facilities. These include a bicycle room with servicing and storage, a communal lounge on the second floor, and ground-floor retail units.
Photovoltaic panels on the roof will partially cover the development's energy needs.

A rooftop terrace on the lower tower will offer panoramic views. It will also serve as a communal space for residents. The surrounding exterior will include seating areas, a children's playground, lawns, and additional planting.
As part of the development, Jarabinková street will be widened to two lanes. A new pedestrian footpath and cycle path will also be created along Mlynské nivy street.

First occupancy at Brenner Residence is expected in 2029.
Pricing and the full range of available units are listed on the project's official website. With sales now open, prospective buyers can choose from the widest selection of layouts, floors, and orientations before units begin to sell out.
