The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) has made on-site inspection and project verification by its own expert team mandatory for project-extension requests in Ghaziabad, GB Nagar and Lucknow.
The requirement took effect on October 3, 2026, and applies to projects registered or based in these three districts.
The change revises the process for extension requests under Section 6 of the Real Estate (Regulation and Development) Act, 2016.
According to UP-RERA officials cited in the report, developers will receive advance notice before the authority's team conducts a physical inspection.
The amendment followed a complaint submitted by a Ghaziabad homebuyer on September 18, 2026. The complainant alleged that documents required for project extensions were being manufactured through collusion between developers and development authorities.
The complaint proposed that UP-RERA inspect projects seeking extensions through its own technical team instead of relying on documents supplied by promoters or the respective development authorities. An unnamed official said the suggestion was accepted in the interest of homebuyers.
Under the earlier process, promoters uploaded supporting documents to the UP-RERA portal.
These included an inspection report and verification of the occupancy certificate or completion certificate (OC/CC), provided by the relevant development authority. Extension decisions were made on the basis of this process.
Under the revised requirement, UP-RERA's own expert team will physically inspect projects seeking extensions in Ghaziabad, GB Nagar and Lucknow.
The authority said it limited the requirement to these districts because most project-extension requests came from developers in these locations.
In other Uttar Pradesh districts, the respective development authorities will continue to conduct physical verification. Developers will be informed in advance of inspections.

Section 6 addresses extensions for projects affected by force majeure. The article lists events including war, floods, drought, fire, cyclones, earthquakes and other natural calamities that affect regular project development.
The revised inspection requirement introduces direct physical verification by UP-RERA's own team for extension requests in the three specified districts, while other districts retain the existing responsibility assigned to their respective development authorities.
