
If you are buying your first home on a modest income, the affordable housing scheme most likely to matter to you is the Pradhan Mantri Awas Yojana (Urban), now in its 2.0 phase. It can cut your loan by a lump sum, but only if your income, your loan and your house all fit its rules.
Most buyers lose the benefit not because they are ineligible, but because they sign for the flat first and check the rules afterwards. This guide sets out the schemes, who qualifies, what the subsidy is worth on a real loan, and the checks to do before you book.

PMAY-U 2.0 continues the urban mission with four routes: beneficiary-led construction (building on your own land), affordable housing in partnership (builder projects), affordable rental housing, and an interest subsidy scheme for home loans. The one most flat-buyers want is the interest subsidy.
Its predecessor, the Credit Linked Subsidy Scheme, gave interest subsidies of 6.5%, 4% and 3% on loans up to ₹6 lakh, ₹9 lakh and ₹12 lakh for EWS/LIG, MIG-I and MIG-II buyers. It closed on 31 March 2022, according to the portal. The 2.0 version works differently.

Two conditions catch people out. The family should not already own a pucca house anywhere in India, and the house usually has to stay within a price and size cap [VERIFY]. Carpet area, as the rules use it, is not the same as the super built-up area printed in a brochure. The loading factor guide shows why the two numbers differ.
Here is an illustration. Assume an eligible buyer takes a ₹25 lakh loan at 8.5% for 20 years, and receives a one-time subsidy of ₹1.8 lakh credited to the loan account. The subsidy figure and rate are examples, not a promise of what you will get.

The saving is real but not dramatic. It helps most when you also pick a sensible loan size. The subsidy will not fix a loan that is too big for your income.
Your credit history matters too. A weak score can shrink the loan or raise the rate, whatever the scheme says, so check your CIBIL score first.
Ask the builder four things, and get the answers in writing: the RERA number, the carpet area, the all-in price, and whether the project is accepted by lenders under the scheme. Then read the property legal verification guide and have a lawyer check the title.

Also add costs the scheme does not cover: stamp duty, registration and maintenance deposit (stamp duty by state).
Watch out: "affordable" in a builder's advertisement is a marketing word. Only the government's price, area and income tests decide whether a home qualifies for a scheme benefit.
