Abu Dhabi is entering a major growth phase in branded residential development, with 92% of projects in its pipeline planned as standalone developments. According to The Brand Standard, the inaugural annual report from Global Branded Residences (GBR), the emirate is developing a market profile associated with more established branded residence destinations.
Abu Dhabi has 31 branded residence projects, including five completed developments and 26 in the pipeline. This makes the UAE capital the sixth-largest city market globally by total project numbers. Its development pipeline ranks joint third alongside Cairo, behind Dubai and Miami.
Standalone branded residences are developments that operate without a hotel on the same site. These projects account for 92% of Abu Dhabi's pipeline and 83% of its total branded residence market, compared with 37% of projects globally.
GBR said standalone schemes typically become more common as markets mature and buyers, developers and brands become more comfortable with residential developments that do not depend on an accompanying hotel.
Abu Dhabi's proximity to Dubai has helped accelerate this transition. Dubai is the world's largest branded residence market, with standalone developments accounting for 77% of its pipeline.
The global branded residences sector comprises 1,972 schemes across more than 100 countries. These include 848 completed developments and 1,124 projects in the pipeline.
The Brand Standard also reports an average global price premium of 44% for branded residences compared with equivalent non-branded residential properties.
Riyan Itani, Founder of Global Branded Residences, said Abu Dhabi benefits from having the world's largest branded residences market next door. Exposure to Dubai's established market has helped developers, brands and buyers become familiar with standalone branded residential projects.
