As the sun rises over the verdant landscapes of North Andhra, a palpable sense of anticipation fills the air. The imminent arrival of the Bhogapuram International Airport, set to open its gates by June 2026, is reshaping the very fabric of the region. What was once a quiet stretch between Vizianagaram and Bhogapuram is now buzzing with construction cranes, bustling builders, and eager investors, all drawn by the promise of unprecedented growth.
Just a year ago, the area surrounding the proposed airport was marked by cautious optimism. The promise of an international gateway had lingered for years, but progress was slow. Today, with the project racing ahead under the watchful eyes of both the Union and State governments, and with GMR Group steering the construction at breakneck speed, confidence has surged. The result? A real estate boom that has taken even seasoned market watchers by surprise.
In anticipation of soaring demand, real estate firms are rapidly transforming the landscape. Villas, individual homes, and modern apartment complexes are springing up in Denkada, Natavalasa, and other nearby locales. Denkada, the nearest mandal headquarters to Bhogapuram, has become a hotspot for developers and buyers alike. Here, the allure of proximity to Vizianagaram city, the airport, and thriving pharmaceutical hubs in Pusapatirega and Pydibhimavaram is undeniable.
With land values in Bhogapuram mandal reaching new heights—now around ₹22,000 per square yard—many builders have turned their attention to Denkada, where prices remain more accessible at approximately ₹15,000 per square yard. This shift has opened the door for a wave of new buyers, not just from the immediate region but from across Andhra Pradesh and beyond. The hope? To replicate the explosive growth seen around Hitec City and Shamshabad airport, where land values skyrocketed within a decade.
Gopisetty Bhaskar Anil Kumar, Treasurer of CREDAI-Vizianagaram and Managing Director of G.B. Construction, shares his perspective:
“We’re seeing a surge in buyers eager to own villas and apartments near the airport. The rates here are still reasonable compared to Visakhapatnam and other major cities, making it a smart investment for those looking ahead.”
“After the construction of Hitec City and Shamshabad airport, we saw land values rise steeply within a decade. That’s why buyers from other cities are also booking properties in Denkada, Pusapatirega, and beyond—hoping for big returns in the near future.”
The transformation is not just about homes. The airport’s arrival is set to bring a wave of urban development, including proposed seven-star hotels, an Aviation University, and a host of other amenities. As Gurana Jagadish of D. Square Company and Gopinath Reddy of Assure Developers point out, the areas surrounding the airport will soon boast a city-like ambiance, complete with world-class infrastructure and a vibrant community.
