DLF has received the Maharashtra Real Estate Regulatory Authority (MahaRERA) registration certificate for the second phase of its Mumbai residential project, The Westpark, with a launch likely in November 2026.
The project is located in Andheri West, and the registration for its second phase was received on October 30, 2026, according to media reports.
The second phase of The Westpark is expected to launch in November, following the regulatory approval. The registration marks the next step in DLF’s residential project development in Mumbai.
DLF had earlier indicated that it was preparing for a Mumbai launch during the third quarter of the current financial year.
During the company’s Q2 FY27 earnings call on October 17, 2026, Aakash Ohri, joint managing director and chief business officer of DLF Limited, said the company was gearing up for the Mumbai launch as well as a Gurugram project.
The management had stated that launch timelines for upcoming projects, including those in Mumbai and Gurugram, would depend on the required approvals.
DLF entered Mumbai’s residential real estate market with The Westpark in July 2025.
DLF Home Developers, a wholly owned subsidiary of DLF Limited, partnered with Trident Realty to develop the project, which is located off Link Road in Andheri West.
The first phase was launched on July 17, 2025. It comprised four towers with 416 residential units, all of which were sold out in less than a week.
The phase generated sales bookings of more than Rs 2,300 crore, according to a company statement issued on July 25, 2025.
The first phase covered approximately 5.18 acres and formed part of a larger 10-acre master plan. It offered three- and four-bedroom residences, along with a limited number of penthouses.

DLF also reported financial and sales figures for the July–September quarter of FY27. Its consolidated net profit increased 11% year-on-year to Rs 1,301 crore, compared with Rs 1,171 crore in the corresponding quarter a year earlier.
The company recorded new sales bookings of Rs 3,800 crore during the quarter.
Consolidated revenue stood at Rs 2,298 crore, while EBITDA was Rs 1,060 crore. DLF’s luxury senior living project, The Aureva, in Gurugram, also recorded a complete sellout.
