Landmark Group has announced a Rs 15,000 crore expansion plan across two major real estate projects in the National Capital Region (NCR).
The proposed developments include a Rs 4,000 crore Grade A+ corporate office project on Golf Course Extension Road in Gurugram and an Rs 11,000 crore integrated luxury destination on Dwarka Expressway.
The expansion will strengthen the Gurugram-based developer's presence across commercial real estate, hospitality and premium residential development.
The company is also preparing to enter the branded residences segment through its proposed Dwarka Expressway project.
The two developments have a combined estimated sales potential of Rs 15,000 crore.
The proposed integrated project on Dwarka Expressway will cover a land parcel exceeding 22 acres, which the group acquired directly on the expressway.
The planned development is expected to include a five-star hotel, branded serviced apartments, premium retail spaces and a corporate office block.
The project is currently at the planning and conceptualisation stage. Its final development programme will be determined according to market conditions.
The proposed entry into branded residences will extend the group's portfolio beyond conventional residential and commercial properties. The concept combines premium housing with hospitality-led services and amenities.
Landmark One is the group's flagship commercial development on Golf Course Extension Road.
The project will offer approximately 2.1 million square feet of corporate office space and has an estimated total sale value of Rs 4,000 crore.
The underlying land is currently valued at approximately Rs 550 crore, while the estimated construction investment stands at Rs 1,000 crore.
The company has also raised Rs 330 crore from the State Bank of India towards construction.
The first phase has an estimated construction cost of Rs 481 crore, and construction is underway. According to its RERA timeline, the project is expected to be completed by May 2033.
Landmark One is being designed for large Indian and multinational corporate occupiers.
Office floor plates will range from approximately 55,000 to 100,000 square feet.
Planned facilities include food and beverage outlets, retail spaces, executive business centres and an exclusive executive club.
The development will also incorporate modern building services and building management systems.
The proposed Rs 11,000 crore development on Dwarka Expressway will combine hospitality, commercial and residential offerings.
Along with a five-star hotel, the project is planned to feature branded serviced apartments, premium retail and corporate office space.
The company has not yet announced the final project configuration or construction schedule. The development remains at the conceptualisation stage.
The proposed mix of uses positions the project as an integrated destination rather than a standalone residential or commercial development.
Its final format will depend on the company's planning process and market conditions.
As part of its expansion strategy, Landmark Group has appointed Pankaj Pal as managing director.
He brings more than 35 years of experience across residential, commercial, retail, township and mixed-use developments.
Pal will be involved as the company scales its development pipeline and strengthens project execution capabilities.
He said the group's immediate priorities include building an execution-focused organisation, bringing together architectural and technical expertise, and responding to evolving customer expectations.
Founder and chairman Sandeep Chillar said the expansion reflects the group's ambition to strengthen its presence across the NCR through large-scale developments.
