Hines has completed the sale of Nestlé House, a Class A office building in Warsaw's Mokotów Business District, to Transitions Europe, an open-ended real estate investment fund managed by Arkéa REIM.
The transaction marks the second disposal completed by the Hines Poland Sustainable Income Fund (HPSIF) in 2026.
The sale represents another transaction in Hines' Polish real estate portfolio. Nestlé House was held by HPSIF for nearly 12 years before the property was transferred to the Arkéa REIM-managed fund.
During the holding period, Hines' asset management team worked with property and leasing managers to strengthen the building's leasing performance.
The property reached 100% occupancy as of October 2026, including through an extension of Nestlé's lease.
All leases were extended for a further five years ahead of the sale. This provided the building with a stable long-term leasing profile at the time of the transaction.
Nestlé House comprises more than 16,400 square metres of office space and approximately 1,400 square metres of retail and service space. The property is located in Warsaw's Mokotów Business District.
The combination of office and retail areas gives the building a mixed-use commercial profile.
Its fully occupied status and extended leases were key characteristics of the asset ahead of the sale.
The transaction also highlights the role of asset management in maintaining commercial property performance over an extended investment period. Hines worked with property and leasing managers throughout its ownership to achieve full occupancy.
Hines implemented several sustainability initiatives at Nestlé House during its nearly 12-year holding period. These included rooftop beehives, a Veturilo city bike station and an Eco Calendar.
The Eco Calendar promoted recycling, water conservation and wellbeing. These measures formed part of the property's sustainability initiatives during the ownership period.
Nestlé House also holds a BREEAM In-Use Excellent certification. The certification is an established feature of the building's sustainability credentials as it enters a new ownership phase.

The sale brings together several commercial property investment considerations: occupancy, lease duration, asset management and sustainability certification.
Nestlé House entered the transaction with full occupancy and leases extended by five years.
For investors evaluating office assets, these details provide a picture of the property's leasing position and operational improvements.
However, the transaction announcement does not disclose the sale price or the financial return achieved by HPSIF.
