Residents of buildings in Mumbai's Dharavi will receive rehabilitation flats with a stated carpet area of 500 sq ft under the Dharavi Redevelopment Project (DRP).
The Maharashtra state urban development department issued the final notification on Tuesday, confirming the rehabilitation area and eligibility provisions.
The notification provides eligible occupants with a minimum fixed carpet area of 300 sq ft, or an area equivalent to what they occupied in the old building, subject to a maximum of 70 square metres.
This entitlement will be provided free of cost.
For occupants whose previous area exceeds 70 square metres, construction costs will be applicable to the additional area.
The provisions fall under Regulation 33(9) A of the Development Control and Promotion Regulations, 2034.
Following a review meeting with Chief Minister Devendra Fadnavis, the Dharavi Redevelopment Project was asked to submit a proposal to the government for a minimum carpet area of 500 sq ft, along with supporting reasons.
The government has now decided on a minimum carpet area of 300 sq ft, with an additional 35% fungible area. The notification states that this arrangement works out to 500-sq-ft carpet rehabilitation flats.
It also clarifies that the fungible area will not be available to the sale component of the redevelopment project.
The notification covers residents across different categories of properties in Dharavi.
Approximately 10,000 tenements are located in buildings that are largely private properties and BMC estate properties.
Another category consists of chawls, which account for approximately 10,000 additional tenements.
The notification outlines the rehabilitation area applicable to eligible occupants under the redevelopment framework.

The notification establishes the rehabilitation area framework for eligible occupants in Dharavi's existing buildings and chawls.
It also distinguishes the rehabilitation entitlement from the sale component of the project.
