Mumbai's luxury housing market recorded 3,145 transactions involving apartments priced above ₹5 crore between April and September 2026, with combined sales worth ₹32,623 crore.
The market averaged 17 transactions a day during the first half of FY2027, according to the Lighthouse Luxury H1 FY27 report.
Transactions in the above-₹5-crore category increased by 10.5% to 1,651 in Q2 FY2027, compared with 1,499 in Q1. The total value of transactions in this segment rose 17.1% to ₹17,600 crore during the second quarter.
Worli recorded the highest number of transactions, with 275 deals during the six-month period. Other prominent locations included Mahalaxmi, Andheri West, Versova, Bandra West, Malabar Hill, Juhu, Tardeo, Lower Parel, Prabhadevi and Goregaon East.
The report breaks down Mumbai's luxury property transactions across four price categories, highlighting the contribution of high-value homes to the overall market.
Although homes priced above ₹20 crore represented only 7% of transactions by volume, they contributed 26% of the total sales value. This highlights the financial significance of the ultra-luxury segment within Mumbai's high-end residential market.
Sales of homes priced at ₹50 crore or more accelerated during Q2 FY2027. The number of transactions rose from nine in Q1 to 20 in Q2, taking the six-month total to 29 deals worth ₹2,536 crore.
September alone recorded nine transactions in this category, matching the total number registered during the entire first quarter.
Sumesh Mishra, founder of Lighthouse PropTech, said the market had gathered pace through the half, with activity extending beyond its traditional leading locations.

The data also showed that ten micro-markets accounted for 56% of the total transaction value, with their combined value increasing 26% from Q1 to Q2, compared with 17% growth across the overall market.
