
Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has approved 10 new real estate projects across four districts involving a total proposed investment of ₹1,278 crore. Cleared during a meeting chaired by UP RERA Chairman Sanjay Bhoosreddy, the projects are expected to add nearly 4,498 residential and commercial units across Lucknow, Gautam Buddh Nagar (Noida), Agra and Ghaziabad. The approvals are aimed at supporting planned urban development while meeting growing demand for quality housing and commercial infrastructure across the state.
The newly approved developments include residential, commercial and mixed-use projects spread across key urban centres. UP RERA said the projects will be closely monitored to ensure compliance with the Real Estate (Regulation and Development) Act, 2016, enabling timely completion and protecting the interests of homebuyers. The authority noted that prompt approvals combined with strict regulatory oversight are helping create a more transparent and reliable real estate environment in Uttar Pradesh.
Lucknow accounted for the largest share of approvals, with six projects receiving clearance at an estimated investment of ₹438.29 crore. These include five residential developments and one mixed-use project that will together create around 2,284 residential and commercial units. The approvals reflect continued residential expansion in the state capital, where demand for organised housing and integrated developments has remained strong.
Although Lucknow received the highest number of approvals, Gautam Buddh Nagar district, which includes Noida, recorded the largest investment. Two commercial projects worth approximately ₹496.27 crore were approved, creating about 981 commercial units comprising shops and studio spaces. The approvals reinforce Noida's position as one of North India's leading commercial real estate destinations, supported by infrastructure development and sustained business activity.

UP RERA also approved one residential project in Agra with an estimated investment of ₹223.04 crore, which will develop 761 housing units. In Ghaziabad, one commercial project worth ₹120.88 crore received approval and is expected to create 472 commercial units. Together, these projects expand the pipeline of residential and commercial developments beyond the state's major metropolitan centres.
The authority said the newly approved projects are expected to generate direct and indirect employment during the construction phase while stimulating demand across sectors such as cement, steel, engineering, logistics and transportation. Besides increasing the supply of housing and commercial spaces, the investments are expected to contribute to balanced urban growth and strengthen investor confidence in Uttar Pradesh's regulated real estate market. Chairman Sanjay Bhoosreddy reiterated that UP RERA remains committed to ensuring transparency, regulatory compliance and timely project execution while safeguarding homebuyers' interests.
The latest approvals highlight UP RERA's continued focus on facilitating responsible real estate development while maintaining strict regulatory standards. By clearing projects across multiple districts and ensuring ongoing compliance with RERA provisions, the authority aims to improve housing availability, expand commercial infrastructure and support sustainable urban growth across Uttar Pradesh.
